High quality: 2000 - 2500 rs/sq.ft. इस thumb rule से आपको घर बनवाने में होने वाले खर्चे का एक अनुमानित idea मिल जाएगा। इसके आधार पर आप decide कर सकते हैं कि घर की construction और finishes में किस तरह के मटेरियल और डिज़ाइन का चुनाव करना है। Note: इस thumb rule में आप 20% miscellaneous खर्चों के लिए जरूर add कर ले। Tip 2 - Your Requirements (आपकी जरूरत) बोले तो current और exact requirements. यह वो current needs हैं जो आपको चाहिए ही चाहिए। जैसे total bedrooms/hall/kitchen/toilets ... etc इस तरह की सारी ऐसी जरूरतें जिसके बगैर आपका काम नहीं चल सकता है। आप इन जरूरतों को पहले लिख ले। इस बात का ध्यान रखें की ये ज़रूरतें आपकी basic ज़रूरतें है। इस list में extra/additional requirements को शामिल नहीं करे। क्यूकी जब construction का area बढ़ता है तो budget भी बढ़ जाता है। Additional requirements को तभी शामिल करे जब आपका budget आपको allow करे। Tip 3 - Your Future Requirements (आपके भविष्य कि संभावी ज़रूरतें) आपको आने वाले आपके भविष्य कि ज़रूरतों का पता कैसे चलेगा? कैसे लेंगे आप future projection? ये है आपका फ्यूचर प्लान, जैसे आने वाले 15-20 सालों में क्या और कैसी requirements हो सकती हैं। चूँकि घर बार बार नहीं बनता, इसलिए future proof प्लानिंग आपको भविष्य में होने वाले बेवजह के खर्चो से बचाएगी। ज़रूरी है कि इन ज़रूरतों को family members के साथ पहले ही discuss किया जाये, ताकि आप अपने खर्चो को निर्धारित कर सके। Tip 4 - A Qualified Architect and a Civil Engineer (एक अच्छा आर्किटेक्ट और एक सिविल इंजीनियर) एक अच्छा और qualified architect/civil Engineer जो आपके सपनों के घर को आपके लिये वैसा ही visualize करे जैसा आप बनवाना चाहते हैं। एक अच्छा consultant आपको हर मोड़ पे तरीक़े से guide करेगा, साथ ही साथ ग़लत decision से आपको बचाएगा भी। जिससे आपका बहुत सारा पैसा बचेगा, वरना आप ग़ैर ज़रूरती चीज़ों में अपना पैसा वेस्ट कर देंगे। इसलिए एक अच्छे आर्किटेक्ट को चुने और उनसे ही अपना घर design करवाए। एक architect आपको लोकल contractor से की जाने वाले ग़लतियों से भी बचाएगा और आप अपना घर मज़बूत और सुंदर बना पाएँगे। Tip 5 - A Good Contractor (एक अच्छा कांट्रेक्टर) एक अच्छा घर बनवाने के लिए टॉप quality building materials के अलावा एक अच्छा contractor भी चाहिए जिसे technical drawings पढ़नी आती हो। जो materials को कैसे इस्तेमाल करना है इसकी अच्छी जानकारी हो। इसे जाँचने का एक तरीक़ा यह है कि आप जिस contractor से भी काम करवाना चाहते हैं उसके पिछले कामों का ख़ुद से आँकलन कीजिए। जिस घर को उसने बनाया है उसके owner से मिलिए और उनसे बात कीजिए। कुछ सवाल जो आप पूछ सकते है: क्या कांट्रेक्टर ने technical drawings को फॉलो किया था? क्या contractor ने कंस्ट्रक्शन क्वालिटी maintain किया? Contractor के साथ कौन कौन सी परेशानियों का सामना करना पड़ा? क्या कांट्रेक्टर स्किल्ड था? उसने कब कब ग़लतियाँ की? Contractor अपनी मनमानी तो नहीं करता था? काम को कितने टाइम में ख़त्म किया? Contractor के साथ पेमेंट terms क्या थे? इन कुछ सवालों से आप assure हो सकते हैं कि जिस कांट्रेक्टर से आप करवाने जा रहे हैं वो सही है या नहीं। Tip 6 - A Good House Plan (एक अच्छा नक़्शा) एक expert सब-कुछ visualize कर सकता है, मगर एक आम आदमी के लिए 2D House Plan को देख कर डिज़ाइन किए गए स्पेस को visualize करना मुश्किल होता है। इसलिए एक अच्छा House Plan जिसमें सारी ज़रूरी details mention की गई हो, बहुत ज़रूरी है, इससे आपको पता चलता है कि आपके घर के सभी spaces को कैसे इस्तेमाल किया जाएगा, कौन सा furniture कहाँ पे रखा जाएगा, कहाँ पे electrical points दिए जाएंगे, इन सबकी जानकारी आपको घर बनवाने के पहले की house plan को देखकर समझ या जाएगा। इसके आधार पर आप डिजाइन related changes भी करवा सकते हैं, वरना बाद में तोड़फोड़ काफी महंगा पड़ सकता है। एक अच्छे house plan में furniture layout भी actual placement & need के हिसाब से होनी चाहिए। किस स्पेस को कौन से purpose के लिए इस्तेमाल किया जाना है, furniture's को plan में वैसे ही दर्शाया होना जरूरी है। इससे पता चल पाएगा की घर का कोई हिस्सा ऐसा तो नहीं जिसका use ही नहीं हो पाएगा क्युकी वहाँ फर्निचर placement पॉसिबल ही नहीं है। जब इतना कुछ clear हो ही गया है तो एक और आखिरी जरूरी बात है जो आपको ध्यान रखनी है जिसके बिना आपका घर आपका अपना घर नहीं बन सकता है, और वो है आपके रहना का तरीका या जीवनशैली। जब भी आप architects को अपनी requirements बताएँ, तो आप को यह भी बताना चाहिए की आपके परिवार का culture कैसा है। आप सोच रहे होंगे की घर बनाने से इसका क्या relation है? एक example से समझाता हूँ... " मान लीजिए दो families हैं। एक राम की, जो एक joint family है, जिसमें 25 लोग एक साथ रहते हैं। दूसरी family है श्याम की, जो एक nuclear family है, जिसमें सिर्फ 6 लोग रहते हैं। तो क्या इन दोनों families की बेसिक requirements के अलावा और भी कोई जरूरतें हैं जो अलग होंगी? … शायद हो सकती है। जिस परिवार में 25 लोग एक साथ रहते हो वहाँ सिर्फ basic needs पूरी करने से वो घर, घर नहीं बनेगा। हमें इस family को ऐसी spaces भी देनी होंगी जहां वो सभी एक साथ बैठ कर enjoy कर सके। जैसे hangout balconies, small corners, एक बड़ा multipurpose hall जिसमें furniture's की अच्छी layout कि गई है, और भी बहुत कुछ... और यह कैसे समझ आएगा की आर्किटेक्ट को कैसी कैसी spaces design करनी है? जब architect / engineer यह समझेंगे की आपके family members कि daily routine कैसी है? घर के सभी लोग घर में अपना समय कैसे spend करते हैं? जब architect को यह पता चलेगा तब आर्किटेक्ट आपके family culture को समझ पाएगा और तभी वो आपके घर के members के needs के हिसाब से घर का नक्शा बनाएगा। तभी उसे यह समझ आएगा की राम के इस जॉइन्ट family में जहां एक तरफ राम को books पढ़ने का शौक है, वही दूसरी तरफ राम के बेटे को गेमिंग का शौक है। और जब घर के सभी लोग इकट्ठे होते हैं तब सभी को एक साथ movies देखने में मजा आता है। इसलिए राम के room में एक reading corner होनी चाहिए, और उसके बेटे के लिए एक गेमिंग रूम, और एक बड़ा multipurpose hall जिसमें seating की अच्छी व्यवस्था हो और साथ ही multimedia setup लगा हो जिससे उनकी बड़ी फॅमिली एक साथ बैठकर movie इन्जॉय कर सके। अगर श्याम की family को देखेंगे तो यह एक छोटी family है। जिसमें श्याम की वाइफ, उसके parents और दो school जाने वाले छोटे बच्चे हैं। यहाँ पर bare minimum requirements के अलावा क्या जरूरत है यह तब पता चलेगा जब architect यह समझेगा की श्याम की family कैसे time spend करती है, kids को study रूम चाहिए या study corner, parents को outdoor sitting स्पेस चाहिए या verandah, और श्याम को courtyard space चाहिए या semi-covered terrace। जब तक आप खुद खुलकर अपनी living स्टाइल को architect के साथ शेयर नहीं करेंगे, तब तक आपका मकान घर नहीं बनेगा। क्यूंकी हर घर अलग होता है और घर कुछ कहता है, हर घर की एक personality होती है। So its time to change the mindset. इस बारे में वीचार कीजिए कि आपके परिवार का कल्चर कैसा है या आप इसे कैसे बनाना चाहते हैं। spaces आपके behavior's को सेट करता है, और वही आपके personality को भी बनाता है, इसलिए घर सिर्फ चार दीवारी नहीं बल्कि यह एक mindset है। इसलिए बहुत जरूरी है की इस बात को अच्छी तरह समझे की घर बनाने का सही तरीका क्या है।
